Here’s why seal coating the pavement surrounding your business is a worthwhile investment

There is much about winter to love and enjoy, but the damage it inflicts on your business’s pavement or asphalt parking lot, driveway, and walkways can be as harsh and unforgiving as a powerful, sleet- and snow-driven blizzard.

Before winter’s icy embrace descends and damages your commercial pavement and asphalt, minimize the impacts freezing and thawing have on your parking lot, driveway, and walkways by seal coating it.

A seal coat acts as a protective shell, but its non-porous properties thwart winter’s degenerative impact on your pavement and asphalt. Why does that matter? Because it extends the longevity of the pavement on your property, in turn, improving your property’s curbside appeal.

How Seal Coating Works

A seal coat is essentially a liquid mixture of either bitumen or latex-acrylics that are designed to be applied to asphalt driveways. Seal coating a driveway serves as a temporary barrier to protect asphalt from oil and gasoline stains, antifreeze and other chemicals, as well as rain and sleet which can degrade asphalt surfaces. Although seal coating provides non-skid properties to wet or icy asphalt, and it can certainly improve the look of aging asphalt, it cannot repair existing cracks in asphalt like a crack-filling agent would.

Seal coating your parking lot or driveway is a straightforward process. In general, two applications are recommended over a 36-hour period at temperatures no lower than 10 degrees Celsius. An additional 24 hours is required after the second coat has been applied in equally mild and dry weather conditions to let the treatment cure. Before the application process, however, any pavement stains need to be scrubbed clean, cracks filled, and potholes or areas that are crumbling repaired.

DIY or Hire a Professional Crew?

You could take the do-it-yourself (DIY) road to clean, repair, resurface, and seal coat your commercial property’s pavement in the hope of saving a few bucks. But it can be time-consuming, difficult work, and if done improperly, your efforts and the expense involved will be for not.

A professional paving company like AMPAC has the equipment, experienced work crews, and collective knowledge to efficiently and effectively prepare your driveway, parking lot, and walkways for seal coating before applying the coats needed to protect and beautify your pavement.

The difference between DIY and hiring professionals is peace of mind: the seal coating of your business’s pavement will be thorough, completed efficiently, and our work is guaranteed under warranty for one year.
