How Seal Coating Works
A seal coat is essentially a liquid mixture of either bitumen or latex-acrylics that are designed to be applied to asphalt driveways. Seal coating a driveway serves as a temporary barrier to protect asphalt from oil and gasoline stains, antifreeze and other chemicals, as well as rain and sleet which can degrade asphalt surfaces. Although seal coating provides non-skid properties to wet or icy asphalt, and it can certainly improve the look of aging asphalt, it cannot repair existing cracks in asphalt like a crack-filling agent would.
Seal coating your parking lot or driveway is a straightforward process. In general, two applications are recommended over a 36-hour period at temperatures no lower than 10 degrees Celsius. An additional 24 hours is required after the second coat has been applied in equally mild and dry weather conditions to let the treatment cure. Before the application process, however, any pavement stains need to be scrubbed clean, cracks filled, and potholes or areas that are crumbling repaired.
