Retail cannot lose its front row on a Saturday, industrial cannot lose a loading dock, and a condo cannot trap residents in their garage. We phase the work section by section, publish the sequence in advance, and keep access open with signage and flag people.
For property managers we quote in the format you have to defend to an owner or a board: scope by area, square footage, depths, tonnage, unit rates for extras, and a schedule with a rain contingency.
We also run maintenance programs — annual crack sealing, patching and sealcoating — which is usually the cheapest way to push a full replacement out five to eight years.

Commercial paving questions
Can you pave at night or on weekends?
Yes. Night and weekend paving is standard for retail plazas and industrial sites where daytime closures are not an option. Asphalt plants supply into the evening during peak season; for overnight work we plan mix delivery and lighting in advance and price the premium into the quote.
How long is a parking lot closed?
A phased lot is never fully closed. Each section is typically out of service for 24 to 48 hours: one day for milling and base, one for paving and cooling. Line painting follows a few days later once the surface has cured enough to hold paint.
Do you offer maintenance between replacements?
Yes. Most commercial clients are on a cycle: crack sealing and patching in the shoulder seasons, sealcoating every three to five years, and a full replacement only when the base has genuinely run out. It is far cheaper to hold a sound surface than to rebuild a failed one.
What does a maintenance program include?
Usually an annual inspection, crack sealing, patch repairs to isolated failures, drainage checks, and sealcoating every three to five years. We quote it as a fixed annual figure so it fits a building budget instead of arriving as an emergency.
