Commercial paving, parking lots & private roads

Parking lots, plazas, condo roadways and industrial yards across the GTA. Phased schedules, night and weekend work, certificates of insurance on file, and a lot that reopens when we said it would.

Your tenants notice the lot before the building

Commercial paving is a scheduling problem as much as a construction one. Retail cannot lose its front row on a Saturday, industrial cannot lose a loading dock, and a condo cannot trap residents in their garage. We phase the work section by section, publish the sequence in advance, and keep access open with signage and flag people.

For property managers we quote in the format you have to defend to an owner or a board: scope by area, square footage, depths, tonnage, unit rates for extras, and a schedule with a rain contingency.

We also run maintenance programs — annual crack sealing, patching and sealcoating — which is usually the cheapest way to push a full replacement out five to eight years.

How the job runs, step by step

01

Site walk & survey

We walk the property with you, map the failures by zone, and identify drainage and loading issues driving them.

02

Documented quote

Scope by area with square footage, depths, tonnage and unit rates for extras — in a format you can hand to an owner or a board.

03

Schedule & notice

Phasing sequence, night or weekend windows, traffic plan, and written notice dates your tenants can plan around.

04

Execution

Section by section, with access maintained, certificates on file, and a site contact who answers the phone.

05

Closeout

Walk-through, deficiency list cleared, and a maintenance schedule so the surface you just paid for keeps its life.

What we get right

What commercial clients actually need from a paving contractor

Book a Site Visit

Insurance and WSIB, before mobilization

Certificates issued with every contract, not chased after the crew arrives.

Quotes that survive review

Area-by-area scope with unit rates, so an owner or board can compare it to another bid line by line.

Access maintained

Signage, flag people and a published sequence. Fire routes and loading docks stay usable throughout.

Night and weekend capacity

Plants supply into the evening in peak season; we plan lighting and delivery so overnight work is not a compromise.

Progress billing

Standard progress draws and holdback handling for contracts that need it.

One contractor for the whole scope

Asphalt, concrete, grading and restoration under one contract — no coordinating three trades across one shutdown.

Commercial paving questions

Can you pave at night or on weekends?

Yes. Night and weekend paving is standard for retail plazas and industrial sites where daytime closures are not an option. Asphalt plants supply into the evening during peak season; for overnight work we plan mix delivery and lighting in advance and price the premium into the quote.

How long is a parking lot closed?

A phased lot is never fully closed. Each section is typically out of service for 24 to 48 hours: one day for milling and base, one for paving and cooling. Line painting follows a few days later once the surface has cured enough to hold paint.

Do you offer maintenance between replacements?

Yes. Most commercial clients are on a cycle: crack sealing and patching in the shoulder seasons, sealcoating every three to five years, and a full replacement only when the base has genuinely run out. It is far cheaper to hold a sound surface than to rebuild a failed one.

What does a maintenance program include?

Usually an annual inspection, crack sealing, patch repairs to isolated failures, drainage checks, and sealcoating every three to five years. We quote it as a fixed annual figure so it fits a building budget instead of arriving as an emergency.
