Asphalt repair, patching & resurfacing

Cracks, potholes, sunken sections and tired surfaces. Repair is nearly always cheaper than replacement — as long as the base underneath is still doing its job. We will tell you honestly which one you are looking at.

Fix the cause, not the symptom

Every crack is a way in for water. Once water gets under the mat and freezes, the failure spreads outward every winter — which is why a $400 crack seal in October is worth more than a $4,000 patch in April.

But sealing a surface whose base has already failed is money burned. Alligator cracking, rutting under wheel paths, heaving and standing water are base problems, and the only real fix is to take that section out and rebuild it.

We survey the surface, separate what can be maintained from what has to be rebuilt, and price the two lines separately so you can stage the work over a couple of seasons if the budget calls for it.

Single straight cracks

Normal aging and frost movement. Route and seal them — this is the cheapest work you will ever have done on asphalt.

Alligator cracking

Tight interconnected cracks across an area mean the base has failed under it. Sealing will not save it; that section needs rebuilding.

Rutting in wheel paths

The mat was too thin or the base too soft for the loads. Milling and overlaying rarely holds without base work.

Standing water

A grade or settlement problem. Fix the drainage first or you will pay for the same repair again.

Potholes returning in one spot

Water is entering the base there. A permanent fix means opening it up, not filling it again.

Crumbling edges

Nothing is restraining the asphalt. Rebuild the edge and support or restrain it, or it keeps retreating.

Repair questions

Can you just fill the potholes?

We can, and for a lot in mid-season that is often the right call. Understand what it is though: cold patch is temporary and a hot-mix full-depth patch is permanent only if the base under it is sound. If potholes keep returning in the same spot, water is getting into the base and the section needs rebuilding.

What causes asphalt to crack?

Age and oxidation make the surface brittle; frost cycles open the cracks; water in the base widens them from underneath. Heavy loading on a thin mat and tree roots do the rest. Sealing early slows all of it down.

Is resurfacing the same as a new driveway?

No. Resurfacing mills off the top and lays a new mat over the existing base. It costs less and looks identical on day one, but it only lasts if the base is genuinely sound — otherwise the old failures come back through the new surface within a couple of years.
