Plaza and parking lot paving is about more than laying new asphalt. The lot has to stay usable for tenants and customers, water has to drain to the catch basins instead of pooling at the storefronts, and the surface has to handle delivery trucks turning on it every day.
Mill and overlay or full reconstruction?
When the base is still sound, milling off the worn top layer and paving a new surface course is the cost-effective fix. When the lot is rutted, heaving or breaking up across wide areas, the base has failed and the only lasting repair is full-depth reconstruction. We check the base on site before recommending either, and put the depths and tonnage on the written quote.
Phased so the property stays open
Large lots are paved in sections, with entrances and fire routes kept open and each phase marked and signed. Property managers get a schedule before work starts, so tenants can be told which areas close and when.
